Here at National Faith we are dedicated to making homeownership a reality for the Atlanta area through the Georgia Dream Program. We have different loan options to meet the needs of different people. They are:
- Standard: Up to $5,000 in assistance for all homebuyers.
- PEN: Up to $7,500 in assistance for public protectors, educators, health care providers, and active military members.
- CHOICE: Up to $7,500 in assistance for those living with a disability or families that have a member living with a disability.
Keep in mind that you will have to participate in our homebuyer education course or another approved course, meet household income requirements, and either have never owned a home or have not owned one in three years, depending on the area.

How Can the Georgia Dream Program Help You
Closing costs are often the only thing standing between potential homeowners and their new home. Typically, you will find that mortgages have a 3% minimum down payment. That isn’t the end though. You’re expected to cover organization fees, appraisals, inspections, and other costs that will end up roughly doubling your closing costs. That means you can expect to have to pay somewhere around 6% of the total price of the house up front.
Those costs can be the tipping point that puts homeownership out of reach for many. That’s why we have partnered with the Georgia Dream Program to help make paying these costs feasible. You will have to use at least $1000 of your own money, and we will provide a forgivable loan with 0% interest of up to $7,500 depending on a variety of factors.
Down Payment Loan Options
We have different loan options available so that we can better suit the needs of each person. Our options include extra help for educators,
health care providers, and more as well as people with disabilities. Helping those we truly need it is what it really means to help the community, which is why we offer these loan option plans:
- Standard: All homebuyers are eligible to qualify for up to $5,000 in assistance.
- PEN: Public protectors, educators, health care providers, and active military members may qualify for up to $7,500 in assistance through our PEN plan.
- CHOICE: Our CHOICE program allows those living with a disability or families that have a member living with a disability to qualify for up to $7,500 in assistance.
Keep in mind that homebuyers have to contribute at least $1,000 of their own money. If you’re not sure if you’re eligible for the PEN or CHOICE programs, please don’t hesitate to ask.
Who Is Eligible?
If you fall into any of these categories, look to National Faith to see if you qualify for our Georgia Dream Program support.
- First-time homebuyers who meet household income requirements
- People who have not owned a home in the last three years with liquid assets of no more than $20,000 or 20% of the sales price, whichever is higher.
- Those who meet mortgage loan requirements and are looking to buy a home in certain areas. Our services are open to all areas, but some have less requirements. Speak with a National Faith representative to see how your area qualifies.

National Faith is currently certified to provide downpayment assistance through the Georgia Dream program for the following counties: Fulton, DeKalb, Gwinnett, Cobb, Clayton, Coweta, Douglas, Fayette, and Henry.
Necessary Education
Our goal is to help the community. To do that, we have to set you up for long-term success. Simply giving you financial aid is nothing without education right along with it. That is why we require all prospective homebuyers to either complete the educational program provided by National Faith or take a different home buyer education course that is approved by National Faith.
FAQ
How long does this process take?
This normally takes about 60 days. This timeframe is subject to change based on a variety of factors including how long it takes for the potential homebuyer to provide proper documentation.
If I have owned a home in another county or state but didn’t live there in the past 3 years, am I still eligible?
You will qualify if you can show that you have lived in another residence at the time and that the home was rented or used by someone else. However, you cannot own other real estate when buying a home through our Georgia Dream loan. You will also have to sell that home or give up your title.
Do I have to pay off this loan?
Yes. This loan has 0% interest rate and no monthly payment. A second mortgage lien is placed on your property and you will have to pay off the loan when you sell, refinance, or vacant the residence.
Why do some areas have more requirements than others?
A county has less requirements if at least seventy percent of the families have a Household Annual Income that is eighty percent or less of the state-wide median family income, or an area designated by the State of Georgia as an “Area of chronic economic distress”. A National Faith representative will be happy to help you determine if an area qualifies.
